I’ve been walking around for years with my jaw wide open at how title companies describe themselves, position themselves, market themselves and talk about themselves to the world.
The following is an actual quote from the website of a title company:
“your relationship with your title agency is one-sided… your brokerage does all the work to get the realtor, bring in the leads, perform showings, and sign to purchase homes. Then you give that last step (the closing) to someone else and they get to keep the entire closing paycheck.”
Full jaw drop.
I’m actually embarrassed for these people and I feel badly for the employees that work for this company. They have to go to work each day, knowing that their company thinks that what they do has ZERO value, so they have no value.
Let me be crystal clear: I believe your title company should act as a partner in your real estate practice, whether it’s sales, investing or lending. They should bring meaningful assets to the table to help all of us source new business, and they should enhance your business and give you lift: make it easier and faster for you to grow in lots of ways. We have to earn it, and earn it hard.
I think that’s valuable.
And someone has to pay for it. And there has to be a reasonable business model that enables the partner that does all of this with you, for your business to actually make money.
I also understand that’s not the experience most people have with most title companies.
You can decide that the only thing a title company can do to benefit you is give you as much money as possible. Which means you have to accept that the pride-swallowing, disorganized, slow-to-respond, no-call-back, inconsistent operation that leaves your clients unhappy and your deals and business in frustration and chaos, won’t ever change.
You can’t have both.
I wouldn’t blame anyone one tiny bit for seeing title companies this way. Most behave this way and talk this way and teach the world that the only thing they can offer is a nickel more than the last one.
I’m tired of it. I’m embarrassed by shameless companies like this, and there are many, many of them.
I can’t change how everyone markets their business or their message to the world. But I can do it better myself. I can explain to you (thanks for reading this far down my manifesto) what your title company should be doing for you, what you should be getting from that relationship, and I can show you all the ways we benefit you and your business.
I won’t beg you for a dollar.
